What is an EPC?

EPC’s otherwise referred to as asset certificates, which last for 10 years, will measure the intrinsic energy performance of a building based on its design.

EPC’s have been introduced following a European Union Directive on Energy Performance in Buildings. They provide an easily understandable ‘at-a-glance’ guide to energy efficiency and are designed to encourage everyone to think about the issue and take action to improve performance.

If you are buying or selling a home you now need a certificate by law. From October 2008 EPCs will be required whenever a building is built, sold or rented out. The certificate provides ‘A’ to ‘G’ ratings for the building, with ‘A’ being the most energy efficient and ‘G’ being the least, with the average up to now being ‘D’.

Accredited energy assessors produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient.

Energy Performance Certificates – what they tell you

  • Information on your home’s energy use and carbon emissions
  • A recommendation report with suggestions to reduce energy use and carbon emissions

Note

The carbon emissions calculated are a figure of what your home could achieve if energy saving measures were put in place.

The recommendation report gives advice and assistance on how to make steps to improve the energy efficiency.

  • Suggested improvements, like loft insulation
  • Possible cost savings made per year, if improvements are made
  • How the recommendations would change the energy and carbon emission rating of the property

You don’t have to act on the recommendation report. However, if you decide to do so, it improves the sale or rent of the property by making it more energy efficient.

The certificate also contains:

  • Details of the person who carried out the EPC assessment
  • Who to contact if you want to make a complaint
